
I’m in the middle of reading this book, fairly basic, but there’s still
some good information and tips in here.

要當一個 professional flipper, 妳要有妳的專屬人員, 其中一個很重要的一環, 就是妳的房地產經濟人
有關選擇地產經濟:
1) Get realtors specializing in your niche. Not just one who specializes
in your geographic area, but one of properties you’re looking out for.
e.g. agents specializing in foreclosures, properties offered
at FSBO (for sale by owner), commercial listings, etc.
2) 找一個厚臉皮的地產經濟, who’s willing to present low-ball offers
(Hey, somebody here has to be the bad person, and you don’t want the owner
to hold anything negative against you personally!)
有關妳的 profit 和 goals:
3) 妳找的每一棟房子, 都至少要讓妳能夠賺到 20% 的 return, that is,
如果妳房子即將要賣 100萬, 妳至少要能夠賺到 20萬的 profit 才行
(this is hard, I’m yet able to do this. 我現在的 return ratio 只在 15% 左右而已)
4) Goal of a flipper: purchase the worse house on the street for the least
price and convert it to a best looking one on the block.
5) Do a long flip (2yr+) on a house that promises most profit and take
the longest to flip, while fipping a quick one on the side for short term
profit.
有關借錢:
6) Borrowing money is always risky, but you have to take some risks to
earn big bucks.
7) Bad debt means borrowing to buy things that depreciate; good debt means
borrowing money to acquire items that increase value at a rate exceeding
the interest that you pay on it. (GOOD QUOTE)
有關 getting deals through Word of Mouth
8) Let ppl know everyday who you are and what you do. Then ppl will give
you deals everyday!
有關 Negotiation (getting a better price)
9) Dig up important info: why’s the owner selling? determine their eagerness
How soon do they need to move? Did they buy another property already?
10) How much equity does the owner have in the house? If they have equity,
they might be willing to reduce the price for a quick close.
11) Did another buyer already bid on the property? Why did it fail to go
through? Improve where s/he failed to your offer more attractive.
12) Make an offer they can refuse but will consider (如果他們一次就 accept 妳的 offer, 那妳的 price 就不對了)
13) The best time to get a low ball offer accepted is when you’re working
on another property and don’t need this one. If they reject your price,
you have nothing to lose!! (this one’s great)
14) Distract the seller w/ things u know seller won’t negotiat - for example,
his boat - there’s no way he’ll give up his boat. Then say you won’t want
the boat but like the price reduced. (this one’s even better!)
and, finally
15) Have another property that you’re working to purchase, if seller A comes
to you and wants to negotiate for higher price, tell them, ”well, I can’t
really commit to that because I’m also working on another one....
Put in some pressure on the owner!! (this one’s awesome!!)

我的地產經濟也願意讓我自己去 negotiate for my own deals
雖然可能會讓我 do more work
但是 it’s a good chance that I’ll learn more.
