自從幫媽把房子整理好之後 也過一個月了
這一個月, 拉斯維加斯的 deal 有了點進展 - 至少, 我們已經開始下 offers, 三個人 (Ricky, Andy & me) 也都放了錢進去. 買到理想中的 properties, 也只是時間長短而已.
所以, 目標的兩間房子, 我還是一步一步的, 朝它前進.
另外, 幫 David 朋友找的房客, 給了我很大很大的問題. 現在, after much problem solving and responses to put off fire, 問題也都被解決的差不多. 不過, 手上, 的確被綁住了. 麻煩的租客, 在十月底前都不願意走. 雖然在這個 deal 上我花出去的時間早已大大的超出我所 deserve 的 earning, 不過, 我將負責到底, 絕對不會留任何 bad taste in owner’s mouth. 但是, 也就是說, 我到十月底前, 都沒辦法回台灣了.
真煩.
所以, 後面這一星期, 我手上的時間超多, 因為, 工作辭了, 媽的房子整理好了, Vegas 的 deal 又不會那麼忙, 我就變得很閒了.
而且, 因為先前 shoulder 受了傷, 也沒辦法 work out. 有點懶, 懶散散的, 很不喜歡這樣的自己.
所以寫了這篇日記來 gather my thoughts again. Put everything down in writing. Regroup, refocus, and reset my priorities in the next 2 months.
今天和 Robert 討論了我們 business 的事情. 我還沒講過 Robert 的事, 也沒說過要和 Robert 做什麼, 不過, 反正這是我的 head dump, background info 也 not really needed. Anyways, here we go:
> Robert wants to partner with a project marketing company in China, he wishes to do so because he finds big developers often have their own PM companies in house. He thinks that if we find a medium-sized project marketing, we can bring them western sphere of real estate visualization and marketing interactivity that can enhance a buyer’s buying experience. Partnering up with an entity in town will bring several benefits: 1) we won’t need to find a Chinese local to start our own company, 2) we can take advantage of the current team/office space that is provided, and 3) we can inherit a few projects to get us started on the go. This is a good money saving way to start a business in town, plus the company we partner up with will already have the market expertise and contact, which will further help our establishment in a ruthless place like China.
He is, however, rather unsure about his involvement. He understands the Vancouver real estate market is suffering, and understands that there isn’t a lot of developers looking for the same service, so him too, is at a cross road. He is unsure whether DreamLife should continue doing what it does, or partner up with a marketing company, or even go into a different realm and start doing 3D modeling for different industries.
Robert says he is willing to be partners if I can secure a big enough deal or I can bring him numbers that shows the scale of the projects involved. "If you bring a $5M project, there’s no way I’ll say no". Well duhh.
He also said he doesn’t mind jus to help me and see how this will go. Or even a contractual position where he will help me set up in the beginning. He is very helpful and is very wiling to help. He also does not mind having more responsibilities in the beginning to help me set up, and gradually diminish his interest through out.
What Robert needs to see:
1) How is project marketing done in China? Is there usually a distinguished entity such as Rennie Marketing or Sotheby’s where products are marketed by a specific marketing firm? Or is everything done in house?
2) How much do project marketing companies usually get paid? The percentage is usually between 1-2% in Vancouver, what’s it like over there in China? What is the marketing budget?
3) What is the scale of development in China like? What is their total gross of revenue? How much is a development worth? Time line?
4) Who are the players in China in regards to project marketing? We have our Sotheby’s & Rennie in town, who are the major players over there?
Some of questions to myself:
1) What is the best way to structure Robert’s involvement? Must he be an equity holder or can he work on a contract? What are some options we can give to Robert for his involvement?
2) How will I best strategize for my time given that Robert will be in Asia from Nov 15-Dec 15? Line out an agenda for work involved & tasks to get done.
3) What is my involvement with the company at this stage? After a company’s been set up? In the long run, how do I help my firm?
I’m going to have all of the above questions answered by next Tuesday, when I meet Robert next.
