終於回來了
今天早上六點就爬起來了
一路直飛 Calgary
看看那裡的地產

so apparently the land that we’re speculating isn’t quite impressive

well, 對面是 industrial zoning,
有不少的 semi’s being parked out front
不可能被 rezoned 成為 multifamily zoning
所以被 developer buy out 的機會將是少之又少
至少不可能在近五年內發生
我不繼續考慮了
just another piece of farm land
that’s maybe got potential, but far beyond my time.


但是在 Calgary 的 Chestermere Lake 我有可能看到不錯的 deals
Chestermere 在 Calgary downtown 開車五分鐘不遠處
但是是被規劃成 recreational usage
所以今天大熱天, 有好多人在 sailing, jet-skiing, and tubing
reminded me of Kelowna

那旁邊有很多 development
有幾間還蓋的真的不錯, 很好的 lay out, using 很不錯的建材
downpayment 只要 5%
not paying the other 95% upon completion

standard lot size, selling a well-upgraded house for $700,000
可能有一些 chances 吧, 我不知道

You know how I am on my investment deals -
especially ones that don’t require too much money up front,

BUT,

I’m usually quite calculative and cautious.
